India’s 28 major listed real estate developers recorded combined sales bookings of nearly Rs 92,500 crore in the first half of the current financial year, driven by continued demand for residential properties and a preference for branded developers, PTI reported.According to regulatory filings, total sales bookings stood at Rs 92,437 crore in April–September of FY26.Prestige Estates Projects Ltd led the pack with pre-sales of Rs 18,143.7 crore during the six-month period, emerging as the top listed performer. DLF Ltd, the country’s largest realtor by market capitalisation, reported pre-sales worth Rs 15,757 crore, followed by Godrej Properties at Rs 15,587 crore.Lodha Developers posted sales bookings of Rs 9,020 crore, while Signature Global logged Rs 4,650 crore in the same period.Collectively, the top five developers accounted for more than Rs 63,000 crore in sales—nearly 70 per cent of the total bookings reported by these 28 firms.Sector buoyancy post-pandemicAnalysts attribute the sector’s strong performance to post-pandemic demand recovery, premium housing momentum, and greater consumer preference for large developers with stronger track records, as buyers increasingly avoid smaller or unregistered players.Among other major listed firms, Bengaluru-based Sobha Ltd recorded sales bookings of Rs 3,981.4 crore, and Brigade Enterprises logged Rs 3,152 crore. Mumbai-based Oberoi Realty posted Rs 2,937.74 crore in sales, followed by Kalpataru Ltd at Rs 2,577 crore.Bengaluru-based Puravankara achieved pre-sales of Rs 2,455 crore.In the Rs 1,000–2,000 crore range, Keystone Realtors (Rustomjee brand) reported bookings of Rs 1,839 crore, Sunteck Realty logged Rs 1,359 crore, and Aditya Birla Real Estate recorded Rs 1,312 crore.Kolte-Patil Developers sold properties worth Rs 1,286 crore, while Mahindra Lifespace Developers posted Rs 1,200 crore. Shriram Properties achieved pre-sales of Rs 1,126 crore.Below-Rs 1,000 crore performersAjmera Realty & Infrastructure posted sales bookings of Rs 828 crore, while Raymond Realty recorded Rs 760 crore. Ashiana Housing logged Rs 734.4 crore.Embassy Developments and Arvind SmartSpaces each recorded Rs 607 crore in sales, while TARC sold properties worth Rs 565 crore.Arihant Superstructures and Max Estates posted sales bookings of Rs 386.4 crore and Rs 373 crore, respectively. Arkade Developers and Sri Lotus Developers logged Rs 331 crore and Rs 319 crore, while Eldeco Housing & Industries reported Rs 309.2 crore. Suraj Estate Developers posted Rs 234 crore.Sales bookings emerge key sector metricMany listed developers now disclose quarterly sales bookings as a key performance indicator, given the lag between pre-sales and revenue recognition linked to project completion timelines. Most unlisted developers do not report comparable figures.In FY25, 26 major listed real estate firms sold properties worth Rs 1.62 lakh crore. Godrej Properties was the largest in sales bookings that year, with nearly Rs 30,000 crore.
